Pulse Property Group (Pty) Ltd (Pulse Property Group) specialises in the investment and management of affordable residential and student accommodation in the Eastern Cape, Gauteng and Western Cape. Pulse Property Group’s property portfolio and the management team have been built up over the past 20 years.

Pulse Property Group effectively entered the low to middle income housing market in 2000 and initially focussed on acquiring and on-selling separate title houses and sectional title flats across the country.

Since 2005 it began focussing on investing in blocks of residential flats and now owns approximately 1,200 residential units countrywide.

In addition to the residential component, in 2007, it embarked upon establishing an affordable student accommodation business and currently owns 26 residences, accommodating more than 3,000 students.

As a testament to management's ability to operate successfully in this market, Pulse Property Group also manages a residential portfolio of 638 residential units and 9 residences accommodating 1,753 students on behalf of Urban Impact Properties. Pulse Property Group's portfolio is held in various subsidiaries, with all management and administrative functions being performed by another subsidiary, Pulse Property Managers (Pty) Ltd, a registered Property Practitioner under the Property Practitioners Regulatory Authority.

Pulse Property Managers has offices in Pretoria, Johannesburg, Florida, Cape Town, Potchefstroom, Riverside View and East London, with staff being employed in various functions including lease origination, revenue collection, facilities management, property development and refurbishments, and finance and administration.

Pulse Property Group will continue to consider opportunities to grow its portfolio over the next few years in a sustainable manner, and will continue to make its proven ability in revenue and property management available to selected property owners wishing to appoint external parties to manage their portfolios.

Property Management Services

Critical to the success of supplying accommodation is the establishment of stable tenancy, effective collection mechanisms and on-going management of buildings.
Pulse Property Managers (Pty) Ltd is a property management company, currently focussing on the Group's own property portfolio, as well as other prominent players in the market. Having operated in this sector since 2001, management believe that they have a good understanding of the complexities of property management in this environment.
The functions of management and operations include the negotiation of new lease agreements, collection of instalments including service charges, administration of revenue and expenses and preparation of timeous and accurate management reports.

Leasing

The marketing of units is conducted by a combination of electronic and social media, newspaper adverts and flyers.
Leasing agents are employed in each of Pulse Property Managers regional offices and they are responsible for following up on all leads and assisting potential clients through the application process.

Management information systems

Pulse Property Managers utilizes a proven property management system, supplied by MRI Real Estate Software. The system offers a fully integrated property management and accounting functionality, which improves efficiencies in management of property portfolios.
The core system contains both PropPro (Property Management) and FinPro (Financial Management) components, and also houses a workflow engine which supports process control in various business areas of the system.

Collection mechanisms

The maintenance and continuous enhancement of a sophisticated debtors administration system is an integral part of our success. The Group makes use of debit order collection mechanisms (Naedo) wherever possible. Clients are also able to make use of various alternative payment facilities, including normal EFT and bank deposits, and EasyPay, which is available in leading retail outlets nationwide.
The Group also utilises a Debtor Enquiry and Follow-up Call Centre to ensure follow up on non-payments, thereby keeping write-offs and handovers to attorneys to the minimum.
